Traditional Correspondent

Experienced Section 184 lenders can originate, underwrite and close loans for sale to 1st Tribal.  Lenders with TPO operations are also eligible to sell loans to 1st Tribal.


Traditional broker relationships are offered.  Also, correspondent lenders can choose to broker certain types of loans if their warehouse bank object to the loan purpose or property type (i.e. construction/rehab loans and manufactured homes)


Product Overview

  • At least one borrower must be an enrolled member of a federally recognized tribe.
  • Properties can be on or off the reservation (within approved areas).
  • Downpayments are as low as 1.25% – 2.25%
  • Gifts and tribal assistance are permitted
  • Common sense approval process
  • Monthly Mortgage insurance is .15% annually at LTV's of 78% and above.
  • 1.5% upfront guarantee fee to HUD
